We are growing again!  Join a dynamic, progressive organization, who greatly values teamwork, rewards commitment, honesty and loyalty!  Apollo Property Management, Ottawa’s leading Condominium Management provider is looking to add a Senior Property Manager to our Team.  Reporting to the Director of Condominium Management, the primary function of this position is to oversee the day-to-day operations of a portfolio of condominium properties.  Apollo is the only Property Management firm in Ottawa to provide all the necessary training in-house for you to obtain and maintain your Condominium Manager License.  Apollo offers a flexible environment providing growth for all Team Members as well as a competitive remuneration package.  We believe our people are our greatest strength.

Position Description

  • Responds to Owner and Resident requests/complaints in a courteous, friendly, prompt and professional manner
  • Follows up with site staff on any outstanding inquiries or service requests
  • Negotiates and reviews contracts as required
  • Liaison between residents, owners, site staff and head office
  • Prepares board meeting packages and attends board meetings
  • Performs inspections of the exterior and interior of property monthly
  • Prepares annual budgets
  • Prepares written recommendations for physical repairs and/or replacements as required
  • Collects delinquent payments and returned cheques, reviews all delinquent accounts for handling and/or direction
  • Ensures that on-site personnel comply with all company policies and procedures
  • Spot checks for accuracy and completeness of all maintenance/contract performance
  • Checks work orders for those completed, those outstanding, determines age of incomplete work orders and reasons for being incomplete
  • Prepares preventative maintenance checklist for maintenance personnel to perform
  • Reviews status of operating budget, determines necessary reductions and/or increases
  • Issues and reviews in detail all purchase orders for the property to ensure clarity and justification of requirement
  • Approves all invoices for payment against the purchase order as soon as they are presented and returns to accounting for payment
  • Annually reviews and renews insurance coverage
  • Completes on-site hours, if required
  • Ensures compliance with all Federal, Provincial and Municipal laws and acts in all aspects of the sites operation

Ideally, this position would be of interest to those with the following qualifications:

  • Licensed Condominium Manager considered an asset
  • Minimum of 3-5 years experience in condominium property management
  • Knowledge of financial and administrative matters
  • Proficiency in MS Office
  • Customer focused personality
  • Excellent interpersonal and communication skills both verbal and written
  • Ability to work well under pressure
  • Team oriented, diligent and reliable
  • Knowledge of building systems and building maintenance
  • Bilingualism considered an asset
